A shopping center in Rockwall County and McKinney office park change hands

Commercial property sales and leases also include a new Kids Empire at Hillcrest Village shopping center.

Dallas real estate firm Younger Partners purchased a Kaufman County shopping center as the first acquisition for a new investment venture. Younger Partners Investments acquired the 77,6690-square-foot Heath Town Center, a neighborhood shopping center at FM 549 and Laurence Drive in Health. The newly built retail center is anchored by a Tom Thumb grocery store and is 98% leased. Malouf Interests Inc. sold the property. Younger Partners’ Micah Ashford, Moody Younger and Kathy Permenter brokered the sale with JLL’s Adam Howells. Adam Megacci of Hamilton Realty Finance arranged the financing.

SkyWalker Property Partners acquired a partially developed medical and office condominium park in Collin County. The acquisition is Crescent Parc at 1400 N. Coit Road in McKinney, which has 61 medical and office condominiums in various stages of completion. The 13.2-acre project was bought out of bankruptcy. Mart Martindale of Edge Realty Partners brokered the sale.

Bright Realty has sold a 21,269-square-foot tract of land on the southwest corner of State Highway 121 and Castle Hills Drive in Lewisville for construction of a Domino’s Pizza outlet. The freestanding, 1,950-square-foot restaurant with a drive-through will be built in late 2021. The site is in the Castle Hills development in front of Sojourn at The Realm. Dan Looney and Britton Lankford of Bright Realty brokered the sale with Tim McNutt of DBA Real Estate.

A local investment group bought 114 acres at the intersection of U.S. Highway 380 and Naylor Road in Cross Roads. Daniel Segreto of Capstone Commercial handled the transaction.

Italy Family Pharmacy Inc. of Grand Prairie purchased 1.7 acres at 102 East Danieldale Road in Duncanville. Scott Axelrod of Henry S. Miller Brokerage negotiated the sale.

A private investor bought the 70-room Wyndham Addison Galleria hotel at 15200 Addison Road in Addison. Chris Gomes, Allan Miller and Joseph Jaques of Marcus & Millichap brokered the sale. The new owner has rebranded the hotel to a Mainstay Suites by Choice Hotels.

Leases

Kids Empire, an indoor playground for children, has opened in 15,850 square feet of retail space in Hillcrest Village shopping center at 6959 Arapaho Road in Dallas. Robin Barrow of Weitzman handled lease negotiations with Stephan Ktorza and Shelby Dopps of Kidder Matthews and Josh Beliak of Shop Companies. Hillcrest Village is being redeveloped by Shop Development with exterior and landscape upgrades and a new city park at the center of the property.

Zenith Solar leased 14,000 square feet of office and warehouse space in the Great Southwest Industrial District in the I-30 Service Center at 1025 Avenue G in Arlington. The Odessa-based firm is opening a new sales and distribution center. Josh Meraz of Dallas-based Bradford Commercial Real Estate Services negotiated the lease with Robert Stanzel of NAI Robert Lynn.

Philadelphia-based law firm Duane Morris LLP subleased 10,000 square feet of office space in the Crescent on Cedar Springs Road for a new Dallas office. Garrison Efird and Jim Cooksey of Newmark negotiated the lease with Brad Selner and Blake Waltrip of JLL.

Estrada Hinojosa, a financial advisory firm, is leasing nearly 9,000 square feet of office space at Plaza of the Americas at 600 N Pearl Street in downtown Dallas. The company is moving from Comerica Bank Tower. Transwestern’s Kim Brooks, Justin Miller and Laney Underwood negotiated the lease with Jayson Montoya of NAI Robert Lynn.

2020 Companies leased 2,228 square feet of office space at 1333 Corporate Drive in Irving. Allison Fannin negotiated the lease for landlord Hartman Income REIT.
